Maintenance Plans

Keep your aircons, heat pumps and related equipment on a proper service cycle, without having to chase dates or callouts after a breakdown. We set up maintenance plans for offices, retail sites and multi-unit properties across Johannesburg North, Sandton, Randburg, Midrand, East Rand and West Rand.

Maintenance Plans

What a maintenance plan covers

A maintenance plan is a scheduled support agreement for equipment that must keep running through summer heat, winter mornings and load-shedding interruptions. It suits body corporates, offices, retail centres, clinics, schools, warehouses and multi-unit residential blocks where one failed unit can affect tenants, staff or customers.

We can plan for split aircons, inverter units, solar aircons, heat pumps and atmospheric water generators where applicable. The focus is on regular inspection, cleaning, testing and early fault finding so small issues do not turn into expensive repairs.

  • Scheduled servicing at agreed intervals
  • Priority response for breakdowns during the plan period
  • Condition checks on filters, coils, drain lines and electrical connections
  • Service notes and recommendations after each visit

How we set up the right schedule

Every site is different. A small Sandton office with a few wall-mounted units does not need the same plan as a Midrand retail site with many units running most of the day. We start with the number of aircons, the type of equipment, access times and how heavily the site is used.

For most commercial sites we recommend a 3 month or 6 month service cycle, but high-use sites near kitchens, dusty roads or coastal humidity can need more frequent visits. If your site has strict access control or after-hours rules, we work around that as well.

  • Site assessment and equipment count
  • Agree the visit frequency and service scope
  • Set reporting and contact details
  • Book dates that suit operations, tenants and security

What happens during each service visit

Our technicians check airflow, clean accessible components, test controls and look for early warning signs such as poor cooling, blocked drains, vibration, water leaks and dirty filters. On heat pumps, we inspect water flow, temperature performance and signs of wear that can affect hot water supply.

We also check for practical issues that affect real-world use in Gauteng, like units struggling during peak afternoon heat, unstable supply after power cuts, and systems that need attention before municipal inspections or tenant handovers. If a repair is needed, we will explain it clearly and quote before work continues unless it is an approved callout item.

  • General cleaning and functional checks
  • Drain and leak inspection
  • Electrical and control point checks
  • Fault reporting with next-step advice

Why planned support saves money

Regular maintenance helps reduce emergency breakdowns, protects equipment life and keeps power use more predictable. A unit that is cleaned and checked on time usually runs better than one that is left until it stops cooling or starts tripping the supply.

For landlords and managing agents, a plan also makes budgeting easier because servicing is scheduled and recorded. That helps when you need to show tenants or owners that the equipment has been looked after properly, which can matter during disputes or lease end inspections.

It also helps avoid the usual rush in the first hot weeks of summer when call-out queues get longer and installers are stretched. A bit of planning now can save a lot of chasing later.

Simple steps to get started

If you want us to set up a maintenance plan, send through the site address, the number of units and the type of property. If you already have service history, include that too, even if the records are incomplete. It helps us build a plan that fits the site properly.

From there we confirm the recommended schedule, the visit scope and the contact person for access. Once agreed, we can move the site onto a fixed support cycle and keep it there. If you need aircon replacements, relocations or extra units later, we can coordinate those jobs around the plan.

  • Email sales@acsuperstore.co.za with site details
  • Tell us what equipment you want covered
  • Choose monthly, 3 monthly or 6 monthly support
  • Approve the schedule and we take it from there

Who benefits most from a plan

Maintenance plans suit properties where downtime is not an option. That includes offices with meeting rooms, retail sites with customer traffic, apartment blocks with shared systems, and mixed-use properties where tenants expect service to be consistent. It also suits sites with multiple units that must be serviced in sequence to keep the building running.

If you manage several locations across Johannesburg North, Sandton, Randburg, Midrand, East Rand or West Rand, a single support arrangement can make admin much easier. One point of contact, one planned schedule and less time spent arranging separate callouts for every little fault.

Questions we get asked

What equipment can be included in a maintenance plan?

We can include split aircons, inverter units, solar aircons, heat pumps and atmospheric water generators where the site setup allows it. If you are not sure what should be covered, send the equipment list and we will advise.

How often should a commercial aircon be serviced?

Most sites do well on a 3 month or 6 month cycle, but high-use, dusty or humid sites may need more frequent attention. We set the interval according to usage, access and the type of equipment.

Can you work around business hours or tenant access rules?

Yes. We plan visits around your operating hours, access control and building rules. If after-hours service is needed, we can discuss that when setting up the plan.
